This month’s wholesaling theme will have you searching for real estate investors to take over projects you’ve found. These people will also be great contacts for future real estate investor sales, partnerships,and sources of great leads – so here are some tips on where the elusive real estate investors may be found.

Real estate investors aren’t that hard to find if you think about it – in fact, they are trying to find you, or at least your wholesale property that’s primed to make them money!Be out there in the space they hunt for such properties. Put together a short package of information, with photos, perhaps even a video, about your property.

• A prime source of ready investors can often be your local Real Estate Investment Association(REIA). Good clubs offer sound educational opportunities and a chance to meet and network with active investors. After the meeting is when the real connections and perhaps some business is typically done, informally, over snacks and beverages.

• Once you’ve met investors, network to meet others that they know. Real estate investors that work with other investors may not be quick to share their contacts. But once they know you as an honest and useful contact, they’ll be more ready to bring you in to the fold.

• I have found buyers for my wholesale contracts by simply advertising in the classifieds that I know are watched by real estate investors (partly because I watch them myself). Helpful advertising terms: “Buy Below Market”, “Need to Sell Fast!” “Priced to Sell Now!”

• Depending on where you live, of course … one place you may not find other real estate investors is by looking for their individual websites – because often they don’t have one. Don’t be discouraged though, because just because real estate investors are too busy to organize a website doesn’t mean they aren’t out there in your town!

• What you will find on the web is more general “investor websites” of various kinds, from educational, to sales sites for promising flip properties, to clubs where investors gather to network.

Get to know your local real estate players – network, meet and greet, introduce and be introduced – find out about their types of projects. Learn what is important to them – and make some fast cash by finding the real estate investors to quickly turnaround your wholesale projects!
